1. Registering with Pembertons

At Pembertons, we have a large team of experienced lettings negotiators on hand to deal with a wide of variety of enquiry, whether you are looking for a long term tenancy or a short let for a couple of months Pembertons can help.

It is important to furnish our negotiators with as much information as possible in order for us to find the perfect home for you to live in.

2. Starting your search

Once we have all your details and search requirements, one of our experienced negotiators will compile a selection of all available properties that suit your criteria. Using the latest technology we are able to SMS property details direct to your mobile phone as well as sending them via e-mail or post.

3. Viewings

At Pembertons we understand that your time is valuable. Viewings can be conducted during office hours, our offices our open Monday to Friday 9am-7pm, Saturday 10am-4pm and Sunday 10am-1pm. We are also able to arrange pre booked viewings out of these hours for your convenience.

4. Once you have selected the right property for you and referees have been supplied, we will apply for references and forward them to the Landlord for approval.

5. The tenancy agreement

Once the Landlord confirms that they are happy to proceed, we will then draw up a tenancy agreement in preparation for both parties to sign.

6. Inventory

At Pembertons, an inventory is always produced prior to the start of a tenancy. The inventory is carried out by an independent inventory clerk and records the condition of the property and its contents. A copy of the inventory is given to both the Landlord and Tenant.

7. Rent and Deposit

All tenancies are subject to a payment of one months rent in advance as well as six weeks rent as a holding deposit. Pembertons are part of the Tenancy Deposit Scheme, which means that should there be a dispute over any damages to the property or its contents and it cannot be settled via Pembertons, the dispute is handed over to an independent adjudicator for settlement.

8. Moving In

On the day of moving in, a Pembertons representative will meet you at the property to give you the keys and to welcome you to your new home.
